Records of Site Condition
Under Ontario Regulation 153/04, a Record of Site Condition (RSC) may be required when rezoning or redeveloping a property to confirm that it meets environmental standards. This process typically involves a Phase One Environmental Site Assessment (ESA) to identify potential contamination risks, and if necessary, a Phase Two ESA to assess soil and groundwater conditions through sampling and analysis.
